01Is there a fee for the consultation?
No. The first consultation is complimentary, whether we talk on a Teams call, by phone or at our studio. If you decide to go further, we set out the design stage in a detailed fee proposal so you know the cost before you commit.
02Who's the best person to get advice from before I build a new home?
Someone who can speak to design, approvals and construction cost together, because each decision moves the other two. At SHORE Design + Build our architects, interior designers and builders work in one practice, so one conversation covers all three. The first consultation is complimentary.
03I just bought a house. How do I know what I can build on it?
Start with the planning controls over the site, then its fall, orientation, outlook and any existing house. Together they decide what the block can carry and whether a CDC is possible or a DA is needed. We review the controls with you in a complimentary consultation and give high-level figures for your ideas. Our guide to choosing between a DA and a CDC explains the two approval paths.
04How do I know how much my build will cost?
It depends on how far along you are. Before you buy land we give rough ballpark pricing on your ideas, once you own the block we give high-level figures against the controls and when you hold plans we price the build from them. Site access, slope and rock, size, structure and the level of finish all move the number. Our article on what it costs to build a custom home in Sydney sets out the main cost drivers.
05Should I speak to a builder before I start designing my home?
Yes. An early conversation brings site access, construction detail, materials and the budget into the design while changes are still easy to make. At SHORE the builders work in the same practice as the architects, so cost and buildability are part of the conversation from the start.
06Can you quote on plans from my architect?
Yes. Send the drawings with the consultant information and the current approval status. Pricing a full set of plans usually takes one to two weeks and we offer value engineering alternatives where they help the budget. We build homes designed by independent architects as well as our own, as architectural builders in Sydney.
07How long does it take?
We usually review what you send within one to two days, depending on how busy we are. Pricing a set of plans for a build price takes one to two weeks.
08Is the consultation by phone or in person?
Early on, while you are still looking at land or shaping your ideas, we usually talk on a Teams call or by phone. Once you own the site and are ready to start, we arrange a time to meet at our studio in Pyrmont.
09What do I receive after the consultation?
You receive our advice on your site, the approval path and the likely cost. If you want to go further, we then send a detailed fee proposal for design services.
10Is there a minimum project size?
We generally take on new homes, duplexes and major renovations with a build cost of about $500,000 or more. Tell us your intended budget when you get in touch so we can say early whether we are the right fit.
11What should I bring to the consultation?
The site address or the area you are looking in, your priorities, an intended budget and your timing. You do not need drawings to book, although a survey, photographs, existing drawings and approval documents help if you have them.
12Where do you work?
Across Sydney's Eastern Suburbs, South-Eastern Suburbs, Lower North Shore, Inner West and Northern Beaches, from our studio in Pyrmont.
