If you have already engaged an architect, your next decision is the builder. The right one respects the design intent. They raise questions early and do not quietly swap a specified finish for an easier one.

We design homes ourselves, so we know how much thought sits behind a set of drawings. When we build another architect's work, we read it closely and resolve the details with them before they reach site.

Shadow lines, curved render, flush thresholds and joinery set into the structure all depend on care in the sequence. That care is what we bring.

The first decision

When should the builder join?

We price fully documented drawings. We can also join while the design is still developing. Early involvement lets us test buildability, lead times and cost while changes are still cheap. It does not change who owns the design. If you have not yet engaged an architect, our design and build service may suit you better.

A construction sequence

From the drawing set to handover.

These are the stages we work through with your architect, confirmed around your drawings and program.

  1. Read the documents

    Review the drawings, specification and consultant reports. List what needs clarifying before it can be priced.

  2. Buildability and cost

    Work through the details with the architect. Price the design as drawn and flag where time or cost sits.

  3. Trades and suppliers

    Engage the trades and specialists the design needs. Lock in long lead selections before site work begins.

  4. Site and structure

    Set out, excavate and build the structure to the tolerances the finishes above it depend on.

  5. Finishes

    Carry the joinery, stone, glazing and render through with the architect reviewing the work as it goes.

  6. Handover

    Complete the home, close out defects with the architect and hand over for the first year in it.

We build architect designed homes across Sydney. ULM in Ermington was designed by Peak Architects, with the facade and interiors by SHORE. CONWAY in Randwick was designed by Tina Kosta Studio and built by us. At SOL in Bondi Beach, Tina Kosta Studio designed the interiors.

Will you build from our architect's drawings?

Yes. Send the drawings, the approval status and your consultants' details. We review the documentation and discuss a construction scope.

When should we bring in a builder?

Earlier is usually better. A builder can test buildability, lead times and cost while the design is still developing. We also price fully documented drawing sets.

Which architects have you built for?

ULM in Ermington was designed by Peak Architects. CONWAY in Randwick was designed by Tina Kosta Studio and built by SHORE.

Will you change the design to save money?

Not without the architect and you agreeing to it. Where a detail carries more cost or time than expected, we raise it and discuss options. The decision stays with the design team.

Do you only build your own designs?

No. We offer design and build. We also build for independent architects. The two services share the same construction team.
