Building at the top of the Sydney market has never been inexpensive, and it shouldn't be. Clients expect natural finishes, generous volumes and detail that holds up to close inspection. But a large share of what a high-end build costs has nothing to do with quality. It goes into the gaps between the people designing a residence and the people building it. Where the money goes in a traditional build

In the traditional model, an architect designs, the drawings go to tender, and builders price what is on the page. Anything unresolved gets priced as risk, and drawings rarely arrive fully resolved for construction. What follows is familiar: tenders over budget, a round of redesign, and value engineering late in the process, when the only options left are cutting things the client wanted. During the build, every detail that wasn't thought through becomes a variation. None of that money ends up in the finished residence.

Cost is part of the design, not an afterthought

Because SHORE designs and builds under one roof, our architects know what each decision costs while they are making it. Estimating runs alongside design, so the budget shapes the drawings from the start rather than cutting them down at the end. That means we can spend where it is seen and touched every day, the entry, the kitchen, the stair, the surfaces underfoot, and be more efficient where it isn't, in structure, services and the back of house.

Different materials, the same calibre

Knowing how materials perform on site, not just how they look as a sample, lets us specify alternatives that deliver the same result for less. Hand-applied micro cement gives walls and stairs a seamless, sculptural finish where stone cladding would cost far more and add load to the structure. Large-format porcelain can carry the look of natural stone into wet areas with less maintenance. Engineered oak flooring gives the warmth of solid timber with better stability in a coastal climate. Joinery designed around standard sheet sizes reduces waste without changing anything the client sees.

Natural stone and solid timber still have their place, and we use them where they matter most. The point is choosing each material for the job it does, rather than defaulting to the most expensive option everywhere.

Methodology matters as much as materials

Some of the biggest savings come from how a residence is put together. Spans set to suit standard structural sizes, services planned before the walls go up, selections locked in before construction starts so trades aren't waiting on decisions, and a program sequenced by the same team that drew the project. Each of these saves time on site, and on a high-end build, time is one of the largest costs there is.

Better quality, not just a better price

The integration that protects the budget also raises the standard. When the people drawing a detail are the people building it, there is no handover where intent gets lost and no builder guessing what the architect meant.
